Introduction Only

This service includes the introduction of a Tenant to the Landlord's property. Within this service we will market and advertise your property, erect a ‘To Let’ board in accordance with the local council regulations and carry out accompanied viewings. We consistently register high numbers of professional tenants, essential for successful tenancies and your peace of mind. Quality tenancies help keep any void periods minimal and yield to their maximum. With constantly changing landlord and property legislations, we keep abreast of all up to date requirements for Landlords.

We will negotiate the terms of the tenancy between the tenant and yourself, and on acceptance of an offer, our progression team process proposed lets and confirm that all parties have completed a strict independent referencing process, including ID vetting procedures in compliance with the Immigration Act - Right to Rent Scheme 2016. The appropriate tenancy agreement is then prepared and signed by all parties. In addition, we maintain regular contact with our customers and ensure that the tenants provided continue to meet your requirements. Subsequently, you retain the maximum possible return on your investment.

So, whether you are an experienced or first time Landlord, we will ensure letting your property is as simple as possible.

Rent Collection

Rent collection includes all the benefits from the Introduction only service but we will remain involved with the tenancy and chase rent payments every month if late. This also includes monthly rental statements, but no maintenance will be dealt with by us under this agreement.

Fully Managed

Have peace of mind with the fully manged level of service. If you don't live locally, are based overseas, or seek a less active role as a landlord, then our Property Management service is tailored to meet your needs. We will find you a tenant, put them through a referencing process, move them in and we will also look after your tenant for the duration of your tenancy agreement to make the whole process as stress free as possible.

Our property managers, we assume responsibility for the daily care of your property, with every element of the lettings process managed. This service includes the following:

  • Arrangement of all necessary safety certificates
  • Arrangement of an inventory and schedule of condition if selected. Please note that the Tenancy Deposit Scheme limits your ability to deduct funds from the deposit if you do not commission a full independent inventory for each new tenant
  • Arrangement of quotes on required maintenance and repairs
  • Organisation and management of approved repairs. We use trusted contractors to carry out the work to ensure that it is completed to a high standard and is competitively priced

  • Key holding service
  • Fulfil periodic property inspections
  • Serve legal notices (if necessary)
  • Utility changeover setup
  • Prepare schedules of dilapidations (damages) if necessary
  • Organise the return of the deposit minus any agreed deductions.

Corporate Lettings

What is a Corporate Let?

Corporate lets are great for landlords. Instead of renting to an individual on a standard AST agreement, you let your property to a company. Landlords get the security of a longer lease (normally 3-5 years), guaranteed premium rents and zero void periods.

We have forged long term relationships with companies looking to relocate their staff via our in-house Corporate Services department, and as such they require accommodation for their employees. They come to us for our expert local knowledge, experience and dedication to lettings. Best of all, they’re looking for a vast range of properties – from studio/one-bedroom apartments to large family homes.

Fees

Refundable Holding deposit Capped at 1 weeks rent

Security Deposit Capped at 5 weeks rent for annual rental under £50,000, or 6 weeks rent for annual rental over £50,000

Rent The agreed monthly rent

Changes to tenancy Capped at £50 inc VAT

Early termination charge Not exceeding the landlord’s financial losses

Late payment of rent Interest of 3% above BoE base rate for each day the rent is late, once it is 14 days overdue

Replacement keys Reasonable costs or give the tenant the option to purchase themselves

Utilities, council tax, communication services, TV Licence etc Tenants own responsibility unless otherwise stated in contract
